Bat exclusion for Riverview homes. On post 2000 subdivision housing the way in is a feature of the roof rather than a fault in it, and it needs closing without wrecking a warranty.

Why Riverview
Why a newer roof still has a way in
Riverview sits in unincorporated Hillsborough County where the Alafia River runs west toward Tampa Bay, and most of what stands here was built after 2000 in large master planned subdivisions. Newer construction is a tighter envelope than older Florida housing, so the openings a colony finds are the ones the design leaves rather than the ones age creates: the open ends of barrel and Spanish tile courses, gable vents on two story elevations, and the transitions where a porch or lanai roof meets the main roof plane. The river corridor itself is the reason the pressure is here at all, since it carries mature oak and cypress and holds water and insects within an easy foraging flight of every subdivision built along it.
Two constraints shape Riverview work. Most of these neighborhoods are governed by a homeowners association, so exterior sealing on a visible elevation can need architectural review before it goes ahead, and that question is better raised early than at the point of scheduling. The second is the state rule. Under Florida Fish and Wildlife Conservation Commission guidance, bats may not be excluded without appropriate authorization from April 16 through August 14 while pups are flightless, with April 15 the last unpermitted day and the window reopening on August 15, so a closed season call is used to inspect and quote rather than to seal.

How the job runs
Work the roofline, not the attic hatch
- 01
Survey from above
Tile course ends, high gable vents and lanai to main roof junctions are assessed from the roofline in.
- 02
Clear the association
Where a visible elevation needs architectural approval, that gets raised at the quote rather than at scheduling.
- 03
One way doors
Devices go on the openings in use and stay up at least four nights with lows of fifty degrees or better.
- 04
Close with closures
Purpose made tile closures rather than mortar or foam, so the roof keeps draining and the method stays compatible with warranty terms.
Bat problem in Riverview?
Attic looks clean and you still hear them?
That is the usual pattern here, because the colony is in the tile rather than the roof space. Tell us what you are seeing on the outside walls and we will take it from there.
